If you let a furnished property and provide electrical appliances - white goods, televisions, microwaves, kettles - you are responsible for ensuring they are safe. While the EICR covers the fixed electrical installation, PAT testing covers the appliances. For HMOs in particular, PAT testing is best practice and may be required by your licensing conditions.

How Often Does PAT Testing Need to Be Done?
There is no single fixed interval required by law. The Health and Safety Executive guidance recommends a risk-based approach the frequency depends on the type of equipment, how it is used, and the environment it operates in. As a general guide:
Office equipment - computers, monitors, printers, desk fans - every 2 to 4 years
Equipment used in public areas - every 1 to 2 years
Equipment used in construction, workshops or industrial settings - every 3 to 12 months depending on usage

IT equipment in low-risk environments - every 2 to 4 years

What Does PAT Testing Involve?
PAT testing by a qualified electrician involves two stages:
Visual inspection
The appliance body, cable, plug and any visible internal components (if the appliance is designed to be opened) are checked for signs of damage, deterioration or modification. This includes checking that the correct fuse is fitted, that the cable is not damaged where it enters the plug or appliance, and that the appliance itself shows no signs of overheating or physical damage.
Electrical testing

Is PAT testing required for a home office?
If you are self-employed and work from home, the Health and Safety at Work Act technically applies to your work equipment. In practice, the risk level in a home office is low and formal PAT testing every year is not generally required. A periodic visual inspection and replacing ageing equipment is more proportionate.
